I list for sale, residential property and residential income property at commission rates that can make a big difference to sellers. Why are you giving away a lage part of your hard earned equity when you don’t have too? WHY I DO IT
I Ihave developed a business model that works for me. It can work for you. The total amount of a commission is much too high in relationship to real estate values of today. It was ok to charge a 6% commission in 60’s, 70’s and 80’s, but look at the average value of homes today. Does a $30,000 commission make sense to you on a $500,000 home?
HOW I DO IT
When I list property for sale and the seller agrees to use me when acquiring replacement property we charge a 3.5% commission. A very important point is that the selling agent (agent that represents the buyer) receives 2.5% of the 3.5% and I receive 1%. The 2.5% is important, because that is a typical full commission that a selling agent expects today. The seller then receives up 1% of the purchase price of the replacement home from BG Barnes Real Estate in the form of a bonus. It is a win/win for the seller. If the seller is not acquiring replacement property, then the commission rate is 4%.
The bonus is up to 1% of the final purchase price. The bonus is paid through escrow. That bonus could be $3,000, $5,000, $10,000 or even more. That is real money in your pocket. Learn more about buyer bonuses.

EXPERIENCE DOES COUNT
When choosing a Broker to represent you on either a sales listing or a purchase, it makes sense to choose someone with experience. I have been a contiuously licensed California Real Estate Broker since 1978. A real estate transaction is much more complicated that most people understand-and that is not their fault. As you know this world is much more litigious than it has ever been. Some buyers and sellers don't hesitate to hire a lawyer if they think they have been wronged-even if they have not been.
