We list for sale residential property and residential income property at commission rates that can make a big difference to sellers. If you are being told that a higher commission rate sells properties, then you are being misled. Ask yourself the question. Why are you giving away your hard earned money when you don’t have too? Learn how to minimize the highest cost of any real estate transaction-commissions-and still receive full service.
We offer a bonus to buyers that we represent in real estate transactions. The bonus is 1% of the final purchase price. The bonus is paid through escrow. That bonus could be $3,000, $5,000, $10,000 or even more. That is real money in your pocket. Learn more about buyer bonuses.
WHY WE DO IT
We have developed a business model that works for us. It will work for you. The total amount of a commission is much too high in relationship to real estate values of today. It was ok to charge a 6% commission in 60’s, 70’s and 80’s, but look at the average value of homes today. Does a $30,000 commission make sense to you on a $500,000 home?
HOW WE DO IT
When we list property for sale and the seller agrees to use us when acquiring replacement property we charge a 3.5% commission. A very important point is that the selling agent (agent that represents the buyer) receives 2.5% of the 3.5% and we receive 1%. The 2.5% is important, because that is a typical full commission that a selling agent expects today. The seller then receives 1% of the purchase price of the replacement home from BG Barnes Real Estate in the form of a bonus. It is a win/win for the seller. If the seller is not acquiring replacement property, then the commission rate is 4%.
