Before you search- You will have the choice of choosing 1 or all 3 categories of foreclosure property. They are as follows:
- Banked owned- These are properties that the bank (lender) has completed the foreclosure process. The bank now owns the property and the property is either currently listed for sale or is in the process. This type of property is the easiest to purchase. Most sales can be completed in 30 days or less. There are many facts that a potential buyer should know and expect before making an offer. Please request more information.
- Auction- These properties have been scheduled for a trustee's sale. Most likely they will be purchase by the bank (lender). Once this happens the properties become banked owned. The bank will then prepare the properties to be listed on the mls for sale.
- Pre-foreclosure- A notice of default has been recorded. In California it takes approximately 4 months after a notice of default has been filed for a bank (lender) to complete the foreclosure process and take possession of the property. On many occasions during this 4 month process the original owner is in the process of trying to sell the property themselves through a short sale.
After you have completed a search you will notice an estimate of value for a property. Please keep in mind that estimates of value do not necessarily equal what the property will sell for. In most cases the listing price and eventual sale price will fall much less than the estimate of value.
