There are still many that think a buyer's agent's sole responsibility is to just drive around their clients, make an offer for them and then go home with a fat commission. Buyers and sellers should have the peace of mind that once a transaction closes, they can sleep well knowing that they will not be confronted with a law suit long after the transaction has closed.

  • Start sending to you emails with properties that meet your needs.
  • Send to you not only active properties on the mls, but also properties that have recently sold
  • Be available to meet your schedule to show properties
  • Provide research on properties of interest.
  • Point out negatives as well as positives of a particular property of interest.
  • Encourage buyers to seek out professionals to help with possible construction changes to property.
  • Pointing out the importance of knowing exactly what the zoning is for the property.
  • Will give in debt market analysis as to what a buyer should offer
  • Will prepare an offer that will protect the buyer, if they choose to cancel an escrow.
  • Prepare contracts that will protect buyers.
  • Make sure that buyer is constantly aware of contract time frames.
  • Provide assistance with escrow documents
  • Advise buyer the importance of not releasing any deposits before escrow closes
  • Point out red flags from seller disclosures
  • Make sure that buyer receives all legal disclosures from seller.
  • Will provide assistance to buyer in choosing a professional inspector for property.
  • After a professional inspection, pointing out concessions they should ask of the seller
  • Pointing out the importance of having a reliable termite inspection
  • If buying a condo, pointing out the importance of understanding homeowner association documents.
  • Make sure buyer understands that the sq. footage of the property be accurate
  • Point out to clients the need for professional legal and tax advice if necessary
