1. Buyer to be pre-approved by a lender-not just pre-qualified.

The Buyer Bonus program offers qualified buyers a credit for any use that they desire. It can be used for closing costs, an addition to a down payment, upgrades, or they can just put it in their pocket. The credit will be paid through escrow. The buyer and BG Barnes Real estate will execute a contract (pdf) that will be delivered to escrow upon the execution of a purchase contract between the buyer and the seller.
Because of the business model this agency has developed, we are in a position to offer buyers that we represent when purchasing property up to a 1% rebate. What that means in money in your pocket, not the agents. It is very simple how it works. This program applies to properties with a sales price of over $300,000. BG Barnes Real Estate returns to buyers through escrow an amount up to 1% of the purchase price. If BG Barnes Real estate receives a 3% commission from the listing agent, then the buyer receives 1%. If BG Barnes receives a 2.5% from the listing agent, then the buyer receives ½% of the purchase price. If BG Barnes Real Estate receives 2.25% from the listing agent, then the buyer receives ¼% of the purchase price. If BG Barnes Real Estate receive 2% or less from the listing agent, then this programs does not apply.
As an example if the buyer purchases a home for $500,000 and the listing agent offers BG Barnes a commission of 3%, then the buyer receives $5,000 from BG Barnes Real Estate.
