WHAT I DO I list for sale, residential property and residential income property at commission rates that can make a big difference to sellers. If you are being told that a higher commission rate sells properties, then you are being misled. Ask yourself this question. Why are you giving away a large part of your hard earned equity when you don't have too? WHY I DO IT I have developed a business model that works for me. It can work for you. The total amount of a commission is much too high in relationship to real estate values of today. It was ok to charge a 6% commission in 60's, 70's and 80's, but look at the average value of homes today. Does a $30,000 commission make sense to you on a $500,000 home? If your are a buyer, when is the last time you received cash back from the agent that represented you? But if you are a seller and it makes you feel better to pay a lot more to sell your home, that is certainly your right. If you are a buyer and you think that receiving cash back from the agent that represents you is "weird", "odd" or just "crazy"- well, that is your right too. It certainly is prudent for sellers and buyers to look at any way they can to save money, unless you are just so wealthy, you don't care This isn't like saving 10 cents on a gallon of gas. This is about a meaningful savings for both the seller and buyer. Some sellers and buyers just need to wake up.
HOW WE DO IT When I list property for sale and the seller agrees to use me when acquiring replacement property I charge a 4.0% commission. A very important point is that the selling agent (agent that represents the buyer) receives 2.5% of the 4.0% and I receive 1.5%. The 2.5% is important, because this is typically a full commission that a selling agent expects today. The seller then receives up to a 1% credit of the purchase price of the replacement home. It is a win/win for the seller. The credit is up to 1% of the final purchase price. The credit is paid through escrow. The credit could be $3,000, $5,000, $10,000 or even more.
