Learning to control the selling costs of any real estate should be of paramount importance of any seller today. This brokerage has learned to control their costs and now has the ability to offer their services at a rate that is a lot more palatable to sellers than ever before. Every cent and dollar counts today when selling a home. In the early 2000’s it seemed that no one cared about expenses. Those days are over. It is back to reality. This brokerage has a different commission policy and a buyer credit policy depending on the situation of either the seller or buyer. On this page is the commission policy for the seller of real estate that does not intend to purchase replacement property within the County of San Diego.
The listing commission is 4% for any home of a seller that does not intend to purchase a replacement home within San Diego County. When the property is placed on the MLS (multiple listing services) the commission is split between the listing broker and the selling broker (buyer’s broker). The listing broker receives 1.5% and the selling broker receives 2.5%. It is important for you to note that the selling broker receives 2.5%. In today’s real estate market most if not all selling brokers desire to receive at least 2.5%. In other words they are very motivated to show the listing home to a prospective buyer when receiving that amount.
It is also important to remind both sellers and buyers that real estate commissions in the State of California are not set by law. Real estate commissions in the State of California are negotiable. Unfortunately many sellers don’t remember that fact or they don’t know that fact. This brokerage is not a “discount brokerage”. There is no such thing as a discount brokerage in the State of California. If there was, that would imply that commission rates are fixed, but they are not. So even though most selling brokers receive a 2.5% commission today, that 2.5% is not set by law. If fact it is worth reminding sellers and buyers that when listing a property for sale the agreement on the total commission is between the listing broker and the seller. What the selling broker receives via the MLS (multiple listing services) is between the listing broker and the selling broker. The listing broker pays the cooperating broker commission to the selling broker. In other words the seller does not pay the commission to the cooperating broker (buyer’s broker).
